Summary:
The Regional Property Manager is responsible for maintaining a portfolio of assigned properties to maximize its financial returns in accordance with the owner's objectives and to ensure that all residents are provided with a clean, safe and well-maintained community.
Principal Duties:
Marketing- keeps properties occupied with qualified residents through advertising, signage, lead follow-up, property showings for prospective residents, and resident retention Resident Relations- develops rental agreements, selects qualified residents, collects deposits and rents, enforces terms of rental agreements, resolves resident complaints, and oversees eviction proceedings if necessary Facilities Management- schedules maintenance and repairs, negotiates contracts with vendors, regularly inspects properties to ensure that they are in good working condition and have appropriate curb appeal, and quickly resolves emergency maintenance issues Financial Reporting- responsible for the financial strategies relating to the organizational property ownership; reviews and codes bills and invoices, prepares monthly owner letters, reviews financial statements and makes recommendations on capital expenditures for property owner Owner Relations- keeps open dialogue with property owner, owner representatives and governing agencies on vacancies, residents, physical condition of property, financial issues Supervision- leads and directs the work of others involved in the day-to-day operation of the properties Prospecting and Sales- maintains client relationships and facilitates new client development with a growth mindset Other duties as assigned Skills/
Qualifications:
Affordable housing program experience preferred Knowledge of personnel, accounting, leasing, maintenance, marketing and resident retention policies and programs Familiar with applicable local, state, and federal laws and regulations Strong interpersonal & business communication skills Ability to supervise, teach and motivate staff High level of organization and attention to detail Knowledge of financial reporting and analysis Good human relations skills and the ability to work well with others Excellent oral and written communication skills Possess high attention to detail Proficient with PC systems and Microsoft Office software Five years of Property Management experience; IREM credentialing a plus Ability to display professional behavior and dress as required by Wisconsin Management Pay Range Salary DOE #HP.
Estimated Salary: $20 to $28 per hour based on qualifications.
